Custom
Screening: Beyond our industry-standard screening services, BI consulting
services help you to customize searches to fit the needs of your operation and tenant
management processes. Our business is based on partnering with you so that our services
are effective, successful and bring you high value.
Applicant
Support: BI works directly with the applicant throughout the screening
process. We answer questions about screening results, recommendations, re-verify
information, resolve problems and manage disputes. BI complies with all required
adverse action notices and all fair housing and FCRA requirements.
Language
Translation: BI offers a full-time in-house Spanish language translator
and screener and partners with a private language service to communicate with applicants
or receive references speaking in any of 150 global languages.
Comprehensive
Reporting: Since the Complex Evaluation Report we provide is the basis
for your decision about a tenant lease or employee hire, we ensure it is comprehensive,
complete and accurate. We provide a recommendation for approval, denial and the
amount of the security deposit. Areas of failure are detailed such as crime, credit
report, negative rental history or inconsistent income history. And we give you
the tools to analyze this information for marketing purposes, accounting and customer
movement in and out of your facility.
Investigative
Process: The single best feature of the BI screening process is the
ability of each of our screening professionals to personally help and provide immediate,
direct support. BI offers a 12-point check of credit, DMV records and triple checks
SSN. Our people have an investigator’s mentality and apply it in acquiring additional
details that help profile the applicant, such as reverse phone annotation, verification
of previous address and name vs. credit vs. file.
Proprietary
Databases: Any service providing background checks for tenants or new
employees is only as good as its databases. BI owns proprietary databases created
from previous screenings (1 million plus), OCSI collections data, and access to
national contact lists and public records departments. Thus BI can do comprehensive
screening searches using any combination of name, address and phone number. In addition,
it has access to sex offender national registries, and real-time connection to public
and court notices of convictions, evictions and criminal cases.
Online
Status Reporting: To support Full Screening, BI offers secure online
access for inquiry about the status of an application. Daily, weekly and monthly
activity reports are available by email as well.
Onsite
Training: The more knowledgeable you are about property management,
fair housing laws and best practices, the better able you are to provide quality
services to your tenants. BI offers you the opportunity for additional training
with our free onsite training courses in Fair Housing Practices, Credit Search and
Authorization, Tenant Screening, Discrimination, Property Billing, Customer Service,
Rental Operations and Collections.
Property
Billing: BI offers accounting technology and financial processes to
assist you with property billing that ensures that bills are sent on a regular basis,
bills paid and collections begun when rents are left unpaid or the renter has skipped
without payment. Past Due Debt or Collections: BI shares its screening database
with it’s partner firm, Oregon Credit System’s Inc (OCSI) to search for any previous
property debt a rental applicant may have or to collect property debt from a current
tenant leaving without paying. OCSI carries out a detailed search by name, date
of birth, social security number, current phone number and other contact information
to quickly locate the tenant and seek payment. OCSI is FDCPA Certified.
